            Listed below are the specifications with regard to materials and construction details which Hancock Construction, LLC has established for Westfield at 1089 Vaught Crest Drive, Franklin, TN 37069

                                    Concrete used will be IMI Footing Mix; 3000 psi.

FOUNDATIONS:      12” and 8” poured in place engineered concrete walls with two ply water resistant system applied to the exterior.  Slotted 4” perimeter pipe
                                    drainage system will  be installed and covered with clean stone and drainage fabric. 

FRAMING:                Pressure treated sill plate fixed to foundation with engineered TJI “I” joists (Silent Floor©), LVL beams and #2 southern yellow pine floor and ceiling joists.

Walls and rafters: SPF studs.

Interior wall heights:  Ten (10’) feet on main level and ten (10’) feet on upper level with corner bracing as required.

 Roof sheathing:  ½” OSB.  Walls:  OSB or LP SturdiBrace sheathing with Tyvek house wrap.

SUBFLOOR:              ¾” tongue & groove G-P Structure Wood Gold glued and nailed with bridging.  Prior to hardwood or tile application, floor will be swept clean
                                    and subfloor screwed and edge sanded.

ROOFING:                 GAF “Slateline” 35 year dimensional shingles with 30 lb. felt underlayment.  Standing Seam metal installed as per plan.

GUTTERS:                 Aluminum – 6” w/downspout.  Discharge to be diverted from house with pipe.

WINDOWS:               Hurd  High Performance wood primed, Low E, double hung (with tilt sashes) and casement, insulated glass, with permanent divided light grilles. 

DOORS:                     Interior:  Elite solid wood paneled doors (8 ft. main level and second level). Pre-hung with jamb; 4 ½” casing applied on site. 

DRYWALL:                Minimum of ½” throughout structure with water-resistant (WR) board in shower and tub surrounds.  Garage will be dry walled, trimmed and painted.

EXTERIOR:               The major component is brick.  Alternate materials may include stone, shake, and/or stucco.  Soffet and cornice is primed trim, and 50 year warranted

                                  Ceilings:  blown R30 – with R19 to R25 in slopes with proper vents.

                                  Crawl Space – R-13 batt insulation placed between floor joists.

                                  Prep:  Caulk all penetrations, plates, and windows.

PLUMBING:              AS INSTALLED. Designer polished nickel or oil rubbed bronze. Whirlpool in master bath with tile, granite or marble deck and skirt.    Main supply will be
                                   ½” to ¾” to fixture termination.  State water heaters – Two gas 50 gallon, high efficiency with recirculation pump.

ELECTRICAL:          According to codes with sufficient service to cover normal and customary usage.  Included are standard recessed can units, and prewiring for cable TV
                                   and telephone outlets.  Smoke and heat  detectors per code.

SECURITY:               DSC system with appropriate openings contacted; glass breaks and motion detectors as necessary.  Prepared for monitoring by a central station
